Malls in and around the Greater Toronto Area (GTA) all seem to be getting facelifts in fear of being left behind in the retail shadows. Erin Mills Town Centre is no exception and Tri-Phase is playing a key role in its remarkable transformation.

The $100 million project includes a 130,000-square-foot renovation and a 25,000-square-foot addition of retail space. One of the most talked about changes is the removal of the clock tower, located in the mall centre. In its place will be a colossal glass dome – 80 feet in diameter – expected to be the largest in the world. The addition of the dome will enhance the shopper’s experience, allowing an abundance of natural light into the mall. The glass glazing above the entire main areas of the mall are being replaced with new glazing with a modernized look. The food court will also move to the second floor and get a gourmet makeover. The entire transformation is expected to be complete by the end of summer 2015.

Tri-Phase has been brought in to remove areas in need of an upgrade and for the cosmetic removal of a few of the centre’s staple stores and restaurants, such as the Pickle Barrel, the main food court, Hudson’s Bay Company, Target and the internal wings of the mall including walking pathways (main areas). Working in compliance and under the strict guidelines and standards of governing authorities such as the TSSA, CSA, ESA and NFPA, our removal and demolition specialists are working hard to ensure the safe and clean removal of all waste. We will also recycle up to 98 per cent of the removed tiles, metal, concrete, glass, etc.

One of the biggest challenges of this project is to enable the mall to continue regular operations during renovation work. To make this possible, all work is being completed during off hours. The result is a retail space that takes on the look of a construction zone by night and returns to a functional shopping mall by day.

This is the first facelift the mall has received since it was built in 1989. There have been minor changes over the years, such as the removal of the mini golf course and movie theatre, but nothing close to the scope of this renovation. Careful thought and planning must be undertaken at every stage to ensure the health and safety of all workers and the general public. In addition, these renovations are taking place during what is one of the coldest winters in years, which adds another challenge for our team.

The upgrade at Erin Mills Town Centre, with the creation of its artistic glass dome, is Tri-Phase’s latest mall renovation, but we’ve been completing similar projects in the GTA for over a decade.
